Lessons Learned from Rocky Mountain Institute's Two Net-Zero Energy Offices

Rocky Mountain Institute's two net-zero energy (NZE) offices in Colorado approached their NZE goal in two unique ways. The Innovation Center in Basalt is a single-tenant, passive house-certified office while Boulder Commons is a multi-tenant leased office that took a market-based approach to achieve its NZE goal. Both offices are replicable industry examples of how NZE can be achieved cost effectively. This presentation will:
- Discuss integrative and passive design elements of the Innovation Center
- Share how non-energy benefits were used to improve the economics for the Innovation Center
- Use monitored data for the Innovation Center to discuss building performance
- Discuss design considerations that went into Boulder Common's multi-tenant leased office in Boulder
- Explain business case for the developer to implement a NZE leased office
- Address the value proposition for the tenants to a rent a space in a NZE leased office
- Provide high level overview of unique components of Boulder Common's NZE lease

Speakers:
Cara Carmichael: Cara’s background in both architecture and engineering has served as the cross disciplinary foundation for her passion of working on strategic energy design and master planning in buildings and portfolios. Cara helped shape the strategic creation and operation of the RetroFit Initiative within RMI. She led the content development and launch of the RetroFit Depot, an online industry resource about deep retrofits – benefits, processes, case studies and tools to prove the economic viability of deep commercial building retrofits. She continues to lead an effort focused on implementing a deep retrofit business model within Energy Service Companies and targeted architectural, engineering and consulting firms. Coupled with her ability to create high-level net zero energy masterplans and deep retrofit value propositions, Cara enjoys working at a tangible, project level to apply integrative design solutions and turn theory into practice on actual projects.
Cara also led RMI’s efforts to design a new, next generation deep green headquarters for RMI in Basalt Colorado. She applied Integrated Project Delivery and quantifyied some of the value beyond energy cost savings the building will provide to create a replicable process and financial model for other small building owners to follow. A few of her other recent projects include Ford’s Green Dealership program, GSA Net Zero Renovation Challenge and working with a global healthcare company to create a net zero energy roadmap for one of their R&D campuses based on the principles of aggressive efficiency and finding the most cost effective balance point between energy efficiency and onsite renewable energy generation.
Alisa Petersen: Alisa's background is in mechanical engineering and sustainability. Alisa has been focused on increasing market penetration of net zero energy leased building by building a business case for developers and creating a roadmap to incorporate sustainability language into commercial building's leases. She is currently working with the largest asset managers in Boulder to incorporate sustainability into their existing portfolios. Alisa is also working on increasing market penetration of NZE homes by making NZE economics more transparent and understood by the builder and policymaker community. Prior to joining RMI, Alisa worked for Seventhwave, a nonprofit energy efficiency company in Madison, Wisconsin, where she served as an Energy Engineer. At Seventhwave, Alisa provided technical assistance to building owners and design teams to help inform a more energy efficient building design. She also researched and wrote publications on building energy conservation measures including demand control kitchen ventilation, high efficiency refrigerated display cases, lighting task tuning, and cold climate facades.
